| | | | | | Go Green Option and Trade your Home Jun 06, 2009 | | | Ok, now things are moving in the housing market. There are a few shimmering rays of hope through some of these dark clouds. Some may say we are out of the woods, don't believe them, but we are surely not seeing the end of the world either. According to our projection models this summer may not be a great housing market summer, but it is a bit better than last year. So if you are unable to sell your home don't give up, lets work on making your home more marketable. There are a few options: 1) lower the sale price of your home, now more so than the past; here is what you do, drop your price 10% below the comps ... yes, it looks like you are taking a hit, why ask for less you say, I want more, etc... don't go there, just take the 10% hit below comps, you need to sell your home, even at a loss, not many homes are going to be sold this summer, unless you are great at gambling and can beat the odds, just sell it. Those homes not sold this summer will drop another 30% by this fall and will get worse until next spring when we will completly bottom. But amazingly, a miracle will appear next summer, 2010, home prices will be 20% higher than what they are today. Question is, can you wait till next summer? If you can, then do so, don't sell your home now!! But if you do need to move now, do a short sale and have the banks seriously take 60 or $.70 on the
dollar from a buyer now. You will take a loss today, but having less stress this fall/winter, maybe worth it. Now is your time to enter into short sale negotiations,
not six months from now. Of course if selling for less is not an option, then buy more green for your home, supposedly that will be the best upgrade feature you can do to your home for the next 3 years! or more. Whatever option you are wondering is worth the effort, don't forget you still have the option of trading your home, as this will continue to be an option. | | | Views: 15 Rating: 0 (based on 0 votes) | |
